Downtown Overlay District & Urban Redevelopment Plan
Urban Redevelopment Plan
In May of 2024, the City of Dacula activated an Urban Redevelopment Agency (URA) to exercise the City’s Urban Redevelopment Plan (URP). The Plan also provides a framework to proactively identify and implement private and public opportunities for revitalization and development that are called for in the Dacula 2050 Comprehensive Plan. The URP calls for public improvements such as, a municipal complex, an entertainment venue, a parking deck, City monument signs, place-making projects, and infill development.
Downtown Overlay District
In October of 2024, the City of Dacula ratified the Downtown Overlay District (DOD) found in Article IX, Section 917 of the Zoning Resolution. The goal of the DOD is to facilitate predictable quality development without sacrificing variety. The design guidelines and public standards encourage the creation of visually appealing buildings and streetscapes that are consistent with pre-World War II town centers throughout the Southeast United States. The DOD provides the City necessary zoning tools to facilitate the Urban Redevelopment Plan’s goals of incrementally revitalizing and extending the pre-World War II development pattern on 2nd Avenue, creating the urban fabric for increased multi-modal opportunities, infill development, trails and complete streets, and investing in public spaces.
