Does anyone know what the construction is that is going on across the street from the old Beef O'Brady's and Publix on Dacula Road? The trucks are entering through the new Hebron High School entrance. It doesn't appear to be a part of the new Kroger, that appears to be going on closer to Fence Road.
If it is another strip mall, I will scream! Not that I hate strip malls, but that we are already facing almost a 60% vacancy rate on the ones that we do have all within 1/4 mile of this location.

What is really sad, is that they have plowed down almost all of the trees between Hebron High School and Fence Road. They are going to get rid of all of that older growth for the sake of saving a few pennies and in it's place they will plant a few saplings. Just don't understand why developers can't leave up more trees and incorporate some of it in their design.
Vladimir is a really, really nice guy. He had my business. I would rather give my money to some who lives in the community and contributes to the community than to have the profits funneled to some corporate location.
I am not against job creation or Kroger creating jobs. And they will, that is for sure. But don't be fooled that they will create an impact to the city of Dacula. Kroger purposefully like many other large establishments focus on keeping part time work in the store to reduce benefits. This prevents a strong impact to unemployment. Of course all jobs are good, but it isn't going to be this job saviour. With that said, the tax base will be good and I think that is what more of the city council was looking at, than just job creation.

The trees were removed because that entire hill is being moved to fill in where the lake used to be. With that much dirt displacement, the trees didn't stand a chance. Much better in the long run to have new trees at the right ground level. The wind at the Hebron fields is horrible now that the buffer is gone. If you go there for any games, pack a blanket!

I just looked at the connelly drawing. That doesn't depict the Kroger going all the way down to the High School entrance. There is a bunch of land between where the Autozone drawing ends and the baseball fields are. Either they enlarged the scope of the Kroger project, or there is a seperate project going on.
Also, on Starbucks, it was a few years ago, but Starbucks was looking to co-locate with the Brand Bank on the corner, not in the Kroger. They were trying to work out the drive-thru details, so that may have fallen through.

The Starbucks discussion only came from the Connelly drawing of the store facings. Only noticed it appears SB may be in front right corner of the Kroger. Probably like the location in Hog Mtn.

I'm glad there are people who love to live so close to a bunch of businesses, but I'm not one of 'em. I hope "those people" will buy my house 'cuz it's time to get out of Dodge... er, uh, Dacula. Time to leave the concrete and asphalt ... again.

Maybe the church sold fill dirt to the Kroger's developers, at the expense of the 'trees'?

Not sure why you say it's a win/win for Hebron. Yes, they own/owned that land, but could have sold it to any commercial project just as any property owner has the right to. Is it going to be "Kroger, brought to you by the fine folks at Hebron" or something? Will the church pick up members because of it?
No, I don't belong to Hebron church, so I'm not biased toward supporting them in this situation. Help me understand your animosity toward them.

No animousity towards Hebron ... just the fact that the mayor and other Dacula government officials are members at the church and how they changed their minds almost overnight to rezone for "J.R." (Connelly). Could it be because the economy was crashing and property values were dropping through the basement and if they didn't rezone the property for Kroger then the church might not make as much money or even be able to sell for quite some time? Would Hebron still own that property today if the Kroger deal hadn't happened? That's all I'm saying. Has nothing to do with the church. Just their members who are on the zoning/planning committee, the city council, and who are the mayor. I love the fact that there are so many Bible-believing people in government. But people will be people, and money talks.

I don't think it's because of making money for the church. I think it was the huge tax windfall (both real estate and sales) from the development. Let's say that was 40 acres unimproved worth $100K an acre...so $4M in total. The city would collect ~$66K in taxes (assuming the church even had to pay tax on it, which they probably didn't). That same 40 acres with improvements (the shopping center) is worth $15-17M owned by a tax-paying company. So now we're talking $250K of real estate taxes per year in addition to any sales tax income.
What % of the Dacula annual budget would that be?
